Who approves what?

Planning permission is not a single form. First identify the authority, then appoint the right professionals, prepare the project-specific submission and move through sanctioned stages to CC, completion and OC.

Architect appointment

Appoint the professional before relying on the plan.

The appointment should state exactly who is responsible for design, authority submission, liaison, consultant coordination, revisions and completion support.

Before appointment

  • Verify registration / licence where legally required.
  • Check relevant project and authority experience.
  • Give the actual title / plot / existing-building information.
  • Agree whether feasibility is preliminary or authority-ready.

Appointment scope

  • Survey / base data responsibility.
  • Concept + planning drawings.
  • Sanction / submission drawings and follow-up.
  • Consultant / NOC coordination.
  • Site stages, revisions, completion / OC support.

Commercial control

  • Professional fee and taxes.
  • Authority fees / premiums are separate unless stated.
  • Extra revision / specialist charges.
  • Deliverables, timeline and termination.
Simple rule: FSI feasibility tells you what may be possible. A sanctioned plan / permission tells you what the authority has actually approved. Keep both records separate.
