Which rulebook should you verify?

Location names are not enough. Identify the actual planning authority and parcel before applying an FSI table.

Identify the parcel authority

Verify whether the property is governed by NMMC, CIDCO, Panvel Municipal Corporation or another planning authority, then check the applicable UDCPR / special provisions / lease conditions.

Thane / other Maharashtra areas

UDCPR + authority specifics

Start with the current UDCPR where applicable, then check local planning authority notifications, special regulations and plot conditions.

Never choose a rule from the city name alone.

Authority, plot status, road width, reservation, lease and scheme can change the result.
